Looking Up: Bathroom Ceiling Mold Ruins Downtown Miami Apartment

Bathroom Ceiling Mold Sneaks In

Recently, we answered a call about substantial mold growth in a downtown Miami apartment. When we arrived on the scene, our IICRC-certified technicians immediately began their inspection with advanced moisture meters and infrared cameras. They found multiple leaks above the bathroom ceiling, causing significant mold growth. 

The mold growth was significant and damaging.

As a result of the owner not living in the unit for long periods, the mold developed considerably in the ceiling drywall and spread rapidly. To avoid cross-contamination, we immediately built a containment zone around the bathroom and bedroom, ensuring everyone’s safety.

Our first step involved the removal of all contaminated building materials, which included the ceiling drywall. Next, we utilized high-efficiency particulate air filter (HEPA) vacuums to eliminate mold spores from the remaining open surfaces and cavities.

Our technicians established a containment area (L) and removed all contaminated materials (R).

From there, we placed dehumidifiers to control the moisture and temperature, followed by air scrubbers that ran for several days at six air exchanges an hour. This process ensured whatever mold spores remained were gone before we applied an anti-microbial solution that prevented any future mold growth.

Finally, we had a post-remediation verification (PRV) clearance test that confirmed all mold was cleaned and cleared. At last, the apartment was safe, with our work completed last Sunday. Fantastic work, team!
