Drying Done Right: Employing Advanced Drying Strategies in La Mesa Condo

When a water heater in an upstairs unit in La Mesa began leaking, the damage quickly spread to the condo below, affecting the master bedroom, living room, and water heater room. We dispatched a crew led by one of our experienced Lead Technicians, Junior, who responded promptly to manage this Category 2 water incident, ensuring the property was restored efficiently and safely.

Comprehensive Inspection and Immediate Containment

Upon arrival, Junior and his team conducted a detailed inspection to assess the extent of the water damage. To prevent further contamination and better facilitate drying, plastic barriers were erected around the affected areas. Our goal was to manage the situation swiftly while ensuring the safety and comfort of the residents during the restoration process.

Strategic Deployment of Drying Equipment

To tackle the moisture effectively, we installed three industrial-grade dehumidifiers and five air movers throughout the affected areas. Due to the building’s age and configuration, we also conducted lead and asbestos testing to ensure compliance with safety regulations before proceeding with any material removal. This testing is crucial in older buildings to prevent health hazards during demolition.

Monitoring and Demolition

While waiting for the test results, which eventually came back negative for both lead and asbestos, our equipment ran continuously for three days. During this time, we closely monitored the drying process and prepared for the necessary demolition of unsalvageable materials.

Once we confirmed the area was safe for demolition, we set up two HEPA air scrubbers to minimize dust and maintain air quality, protecting both our technicians and the condo’s residents. In the master bedroom, we removed affected ceiling drywall and insulation, and in the water heater room, we did the same. Fortunately, in the living room, the drywall could be dried in place without removal, minimizing disruption and preserving the integrity of the space.

Detailed Cleaning and Final Drying

Following demolition, our team focused on detailed cleaning of the structure. We meticulously removed every nail and screw from the framing and used HEPA vacuums to eliminate all dust and debris. We then applied an anti-microbial spray to all areas to prevent the growth of mold and other microorganisms, followed by a thorough wipe down of the structure.

With the cleaning complete, we repositioned our drying equipment to ensure the entire area was thoroughly dry. By the next day, the moisture levels were fully controlled, the air quality was healthy, and the condo was ready for the final repairs to begin.
